Deposit Information

The security deposit will be equal to five weeks of the rental amount, it will be held & protected under the Housing Act 1996 & 2004 (Tenants Deposit Protection Order) with the Governmental authorised Tenancy Deposit Scheme (The TDS) in accordance with their terms & conditions ( a copy of which you will receive).

Moving In

The amount payable must be cleared funds before your proposed move in date, so the security deposit & any agreed rent in advanced must be paid before you pick up the keys.

During Tenancy

Late rental payments may attract a fee of £30.00 (Inc VAT)
Return of mis-paid monies to tenant £30.00 (Inc VAT)

Tenant Find Only Service

Set up Fee
  • Valuation & advice on marketing the property.
  • Pre-qualify prospective tenants.
  • Accompany viewings.
  • Find tenant in accordance with landlord guidelines.
  • Provide tenant with method of payment.
  • Collect & remit initial months rent.
  • Provide landlord with copies of paperwork & statements.
  • Advise on non-resident tax status & HMRC.

Deposit Registration Fee
  • Register landlord & tenant details.
  • Protect deposit with government authorised scheme.
  • Provide tenant with deposit certificate & prescribed information within 30 days of tenancy start.

Rent Collection Service

Set up Fee
  • Valuation & advice on marketing the property.
  • Pre-qualify prospective tenants.
  • Accompany viewings.
  • Find tenant in accordance with landlord guidelines.
  • Provide tenant with method of payment.
  • Register & protect deposit with government authorised scheme.
  • Provide tenant with deposit certificate & prescribed information within 30 days of tenancy start.
  • Update & provide details to utility companies.
  • Advise on non-resident tax status & HMRC.

Monthly Commission
  • Collect agreed monthly rent & pay over to landlord less any payments incurred for that period.
  • Produce detailed monthly statement.
  • Undertake regular property inspections.
  • Record & provide landlord details of any maintenance issues.
  • Forward any claims against deposit at end of tenancy.
  • Carry all deposit release administration.
8% + VAT

Fully Managed Service

  • Accompany viewings.
  • Find tenant in accordance with landlord guidelines.
  • Provide tenant with method of payment.
  • Register & protect deposit with government authorised scheme.
  • Provide tenant with deposit certificate & prescribed information. within 30 days of tenancy start
  • Update & provide details to utility companies.
  • Advise on non-resident tax status & HMRC.

Renewal Fees (Landlords share) applies to Fully Managed & Rent collection

Six/Twelve month tenancy renewal
  • Contract negotiation, amendment & update of terms.
  • Arrangement of further tenancy agreement.
